Durbanville in demand among families and the retired

CORRECTLY priced properties in Durbanville can now be sold in four to six weeks - much faster than the national average of around four months thanks to the attractions of the area for families and retirees. "The excellent primary schools in Durbanville are a permanent drawcard for young families," says Lindie de Bruin, principal of the local Lew Geffen Sotheby’s International Realty franchisee.
“The area also offers a healthy, outdoorsy lifestyle that makes it a great place to raise children. It is not far from the beach, has some top wine farms right on its doorstep, and there are several leafy suburbs where buyers can find family sized homes for well under R2 million.”
At the same time, she says, Durbanville is within easy reach of the highway network and Cape Town International Airport.
In addition, the area is attractive to retired people because it has many shopping centres including Tyger Valley, medical facilities and secure retirement villages, with a variety of sectional title, life rights and freehold cottages available from about R950 000.
Most buyers in Durbanville also like the feeling that the area is well established and that there aren’t going to be any “suprise” developments that could affect the value of their properties, De Bruin says. “There are some new schools, shopping centres and residential developments planned for the next few years but these are likey to be constrained by infrastructure limits. In addition, there are large parts of Durbanville where there is simply no further land available for development.”
The most popular property purchases at the moment, she says, are cluster homes in the R900 000 to R1.5m range, homes in complexes with facilities such as sports centres, tennis courts, pools and gyms, and retirement units.
“There are also one or two estates here with luxury properties that sell for up to R3m, but unfortunately this has created some unrealistic expectations among sellers in other estates and the suburbs. So those who wish to sell as quickly and easily as we know is possible are seriously advised to consult as experienced and reputable agent before setting a price,” says De Bruin.
