Malmesbury - the new residential address for professionals

Category Property News

Malmesbury has evolved from a transit town into one that has attracted a bevy of young professionals and families. The suburb located in the Western Cape has the characteristics of the countryside and is known for its safe and secure environment. The node is undergoing an asset injection defined by new infrastructural development.

This is a direct result of the recent multi-billion upgrade to the N7 and its prime location to the popular Riebeek Valley, Paarl Winelands and the West Coast. The N7 is now a dual carriageway (supports traffic traveling in opposite directions) and this has allowed the residents of Malmesbury easier access to Cape Town’s CBD and its surrounding suburbs as well as, the Cape Town International Airport.

This “connection” to the whole of Cape Town means that Malmesbury is now a preferred destination to those who love quiet country-style living that is not too far from the bustling city life- making the best of both worlds a reality.

This balance of old and new worlds has resulted in a surge in the demand for quality residential properties in the suburb. However, provided that Malmesbury has just recently begun attracting home-buyers, it is experiencing a shortage of homes. But this also means that new residential properties are burgeoning to meet this surge in demand.

Fonteine Village, a retirement complex is the latest development to respond to this need with the construction of a number housing projects currently in the planning phase. The Village is designed with over-50’s in mind, who have the benefit of being surrounded by a range of amenities and activities like a farmers’ market, music events, and art festivals.

A shopping complex has been built recently worth R320 million and it comes fully equipped with a shuttle service for residents who choose not to walk. Anchor stores at the centre include Woolworths, Pick n Pay, Checkers and Clicks.

Lew Geffen Sotheby’s International Realty brings exclusive residential homes from Malmesbury, conveniently situated near the N7 and major amenities. A total of 29 properties are currently available and ranges from farms to freestanding homes and sectional titles on premium estates.

The Mount Royal Golf Estate is an example of this. A family home from Lew Geffen Sotheby’s International Realty currently on the market from the estate. It comprises of four en-suite bedrooms, an open-plan kitchen, living area, lounge with a bar and a fireplace selling at R3 990 000, the home is furnished with luxury extras including an inside braai room, pool, and entertainment area. The Mount Royal Golf Estate exudes country-living set amid a safe and secure environment. The 18-hole golf estate has quick and easy access to Cape Town and is just 40 minutes away from the city centre.

Malmesbury is considered an area with relative affordability in comparison to suburbs closer to the city, with starting prices at R1 150 000 for a family home.
